Our approach is simple: know our target markets deeply, underwrite conservatively, and only move when the numbers hold up under pressure.


The Westridge Approach

STEP 1: We Focus on Markets We Know

Most sponsors underwrite broadly across multiple geographies. We do the opposite. We’ve chosen a handful of cities in California’s Central Valley and select Western markets and spent years learning them.

That concentration is intentional. It means we bring real context to every deal we underwrite.


STEP 2: We Source Deals with Trusted Partners

We foster trust with brokers through consistent, transparent communication and create long term partnerships with established, professional third party property management firms in each market.

We review a high volume of deals to find the few worth pursuing.

Most deals don’t pass our rigorous underwriting. That’s by design.


STEP 3: We Improve What Matters

We make strategic, targeted upgrades to unit interiors, exteriors, and common areas to reposition the property, and repurpose physical spaces to enhance resident experience (e.g. community gardens). This makes the property a better place to live.

We also provide residents with a variety of benefits through our partnership with Viva Fund, which provides residents with free access to telehealth and bilingual tutoring for children. This makes residents more inclined to renew and lowers the property’s vacancy rate.


STEP 4: We Increase Net Operating Income

On qualifying properties, we install rooftop solar. Residents get electricity at below-market rates, and the investors have a new income stream. NOI improves without a rent increase.

We also lower operational costs by implementing property-wide efficiency upgrades to further boost NOI.

Improving NOI increases the property’s value and investor returns.
